If it's not healthy, then it's probably not a good rental in the first place and you should probably sell it and get something that's a better rental (if you can't improve the numbers).

I do not need a big pitch deck put together - if I need more info I will ask for it but typically first thing I ask for is the proforma - what are the assumptions and review them to make sure they are realistic.Saw a deal about six months where the rents were $600 and they were forecasting $750.
