Wondering if these are c/c+/b class neighborhoods and if tenants will be long term tenant and what the vacancy is like in North Linden Ohio.

My first idea is you have to figure out how to partner and grow.

This is my first post and first step to RE.

I would greatly appreciate any advice you could offer on how to get started with buying your first property also Are there specific resources or strategies you found most helpful when you were starting out? 

If it's not healthy, then it's probably not a good rental in the first place and you should probably sell it and get something that's a better rental (if you can't improve the numbers). 

My Wife and I are looking to purchase our first rental to start building cash-flow (typical story, building generational wealth).

I do not need a big pitch deck put together - if I need more info I will ask for it but typically first thing I ask for is the proforma - what are the assumptions and review them to make sure they are realistic.Saw a deal about six months where the rents were $600 and they were forecasting $750.  

I am living proof that there's absolutely nothing more important than answering this first question first.
