As much as you have a lease, none of the monies changed hands, so its hard to keep any of it as a penalty plus she being in a different State....its just not worth any kind of drama or court or lost time chasing it down.

I have a different view, I install central a/c in every unit, I feel it gets better tenants and there more likely to stay longer. ive felt that swamp coolers are a thing of the past, like a rotary phone. as a realtor, I'm finding more and more homes with a/c installed, so times are changing. best of luck on your decision.

In speaking to the PM company, I was told that the delinquency on the 12 month P & L tracked the monthly change in delinquency; if we started the month with a delinquency of $1000 on the first and at the end of the month it was $1500, only $500 would show up for that month's delinquency and the overall delinquency balance increases.
