Can anyone suggest a good book for a comprehensive overview of Fair Housing Laws?

It's an entry level home and in this market, that segment is white hot.The agent not only ignored the expiration time on the offer, but the next morning after the offer had expired asked for it to be resubmitted without the escalation clause in order to "be fair to everybody", which is a load of BS.We did resubmit. 

At one lender, he indicated that my debt-to-income ratio is too high, since I currently have three loans (primary residence and two investment properties, one of which I'd sell and 1031).My income is fairly high, and due to a job change, it's recently increased $20k. 

That way you have a good pool to choose from and you won’t have to worry about violating any fair housing because you will not have to turn down any applicants they will just be beaten out by someone else.  

Maybe if you have a lot of equity in it, but even then I think it's fairly doubtful.

That’s not very fair for the remaining tenants. 

@Jacob RogersPortions of Jackson are more rental zone and we have JV duplex rental there.You have to see the best way and follow the "Fair Housing" and other guidelines to find suitable tenants

I am fairly new at investing and have a motivated seller friend who is in a tight spot.

I see settlement statements fairly often, but these fees seem high.  

I already rent a single family home in Sharpstown with 3 roommates, each paying a fairly affordable $380 a month in rent.
