Therefore I invest in neighborhoods on the east side of the city (Evanston, Norwood, Madisonville, Pleasant Ridge, Deer Park, Madeira, Kenwood, etc) - my basic rule of thumb is to stay as close to Interstate I-71 as you can.If you are okay with C,D class areas in exchange for higher cashflow there are neighborhoods on the west side of the city or further away from downtown that can accommdate this.Downtown neighborhoods (Biz district, pendleton, OTR, Mt adams) are really going to be your higher end plays that can still cashflow enough to cover all of your expenses but CoC is going to be <5%.

That would imply property is rather old or has less than good school district (I'm in Austin and a good 2BR apartment rents here easily for $1100+ in good school district but comparison may not be applicable here, we do have very very high taxes thus pushing rent up all the time.) .

talk to an agent but in columbus we've got 3 Floorplans we build. one is 720 sq ft 2 bed 1 bath for affordable housing in our city school district, we have a 3 bed 2 bath 1 car garage all attached floorplan about 1200 sq ft, and we have a 4 bed, 3 bath, 2 car garage for 1730 sq ft. we upgrade countertops, front elevations.
