So, 2 thoughts: (1) until you actually ID the property, I'm not sure a QI would release the money, and once you do ID, if you lose the property, you could be in a bind, and then (2) if the QI released the funds to get a bank check in your name, as opposed to the typical 1031 process where the QI moves the money and you never touch it, I would think that could cause a problem.

It is naive to think that just because you have made all of your payments that your current lender will simply continue to re-extend your note, regardless of what your current loan officer tells you.
