I'm here hoping to learn ways of getting the repair covered because I don't think each unit will be able to fork over $3k out of the blue for the roof damage, plus I sense we now have damage to the electrical system due to water leaks. 

Smells, bugs and rodents can deter me from the inside.  

In a lot of areas, anytime you open up the walls, the city is going to make you bring all electrical up to code and have the plumbing inspected.  

You have to make sure your roof, HVAC, furnace, appliances, plumbing, electrical, foundation, clean out piping to the street, etc are all taken care of and get a full inspection report.
