Heat systems are a nightmare and to say to a future buyer that the heat system is new and upgraded I think would easily garner you an additional 10k sale price.

I'm just debating walking away over this DD timeframe, but thought I'd reach out to see if anyone has any guidance here.Given that the owners own some other similar properties, one of my big concerns is that they could easily be running expenses against a different business, to the benefit of the subject property.

I like using the MLS better than Redfin personally in my market so I can see more agent's notes and comments, have access to showing info, get more in-depth info on properties than what Redfin shows, see upcoming listings before they're listed, set more granular search parameters, pull comps/create CMA's more easily and accurately, view info on past listings, see archived photos, access documents, schedule showings, etc.

That's the only motivation I can come up with for why he would want to owner finance, he doesn't need a lump some and who the hell wants 3% interest when he could easily command 8-10% for an owner finance deal...

Keep in mind my strategy is for buy and hold, so I am looking at long run factors.I evaluate areas with either 1.New growth that is rife with young professionals or 2. established real estate value that will likely only go up. from there, I will run the property though 3 filters: Cap rate, Cash on cash return, and profit margin.

As a multifamily investor that uses property management companies I favor large sized properties because the economies of scale allow them to more easily support professional 3rd party management.
