It will be tough for you to find a turnkey provider who does what you are asking ... we've been there and had tried that and honestly very difficult to get deals that make that much sense for you, that we didn't take down and buy ourselves.  

But, I have a few questions.I am considering getting my real estate license and focusing on investor clients, for a few reasons.

I have lots of clients in the same boat- just getting started and trying to make the best possible choices as they move forward.

I could go months without finding something good for a client and then out of nowhere I have 5 go under contract for good properties in a few weeks.  

I've just started this year and am finding the MLS increasingly difficult to find anything that pencils out for a long term rental.

While humorous, it's been problematic for me because it's made is extremely difficult to figure out what to do with my life.

No, the house isn't worth it, but he'd have a difficult time finding a rental at that price and he knows the house inside out, of course.

Electric heaters you can replace yourself, gas can be more difficult for the inexperienced but easily doable.

A term lease does not guarantee anything from a tenant all it does is make it more difficult to get rid of bad tenants.
