To take care for the things that the pm are less good and a bit slow.

As the market gets tougher for quick flip candidates I would rather slow the pace down and make more on each transaction (through tax savings) than have to go out and actually hustle.  

Definitely try it yourself just go slow until you get the hang of it.A few quick tips....Check the thickness of your floors, I have had several old homes that used a very thin hardwood.

It will slow down traffic a bit and make the road less blighting.

Do the doors and window trim color in either a deep bronze or a creamy off-white.

Sort of like the MLS, you have to dig deep to find the real deals.

I think an economic slowing is in the near future and would prefer not to feed a property. 

that would not trigger a gain recognition and let you use the 1031 for that property;  But it does slow you down from moving in.

Not everyone has to jump into the deep end and do this full-time.  

That's not going to stop me from continuing to bid on properties, but it's definitely been a slow process so I'm opening myself up to other options and seeing if a diversified strategy would make more sense.I've also looked into off market deals, and honestly, the wholesale deals I've come across are not good deals.
