Not to dive too deep here but one thing to look out for is sometimes a property can be assessed at a low number for whatever reason (usually because it is distressed which lowers the value).

I even do a Google search sometimes to see if a news article or something pops up.I don't dig this deep on everyone but it's something I reserve for the applicants that seem questionable or if I have a gut feeling they're hiding something.

That is worse than cigarette smoke and not only does it smell but others were breathing it in and getting high without wanting too - that really sucks..
