WA Attorney General: Racist for landlords not to rent to felonsA recent court filing indicates that the Washington State Attorney General’s Office believes that denying a prospective tenant with a felony conviction is racially discriminatory.A member of the Attorney General’s Civil Rights Unit served a Consent Decree on Dobler Management Company, a property management firm in Tacoma, after conducting a simulated test on whether the landlord was illegally discriminating against potential tenants.According to the briefing sent to KTTH’s Todd Herman, in May, the state asked a tester to follow up on a rental property advertisement on Craigslist, which said the apartment complex would automatically deny renters with a felony record.

In all likelihood this won't hold water and the actual company which conducts these types of transactions above the minimal allowed is also required to hold a license.  

@Kent Baltare1) If you setup an LLC in TN to hold the property, you are still considered to be "conducting business" in CA because you living in CA and are a member of an out-of-state LLC.

Therefore, when they are involved in a listing transaction but market the property discreetly, or as a "pocket listing" they are in violation of a couple of MLS rules.Now, it is an entirely different matter for a private sale to be conducted with the use of a real estate broker outside of the MLS.

A housing provider that imposes a blanket prohibition on any person with any conviction record – no matter when the conviction occurred, what the underlying conduct entailed, or what the convicted person has done since then – will be unable to meet this burden.

I've yet to hear a complaint about their service, and would welcome feedback.I also personally used them to screen my tenants, who have been nothing other than wonderful to date.That said, we don't force anyone to use any product or service, and you can use whoever you like to conduct your background checks.

This policy is geared towards conducting our business and if the local HA (or other agency) can't conduct an inspection quickly, then the S-8 voucher holder will need to have funds to follow our process.

So much of the due diligence can be conducted upfront but feel that you don't learn about PM issues until its after the fact.
