Main question: The seller is asking 675k I think I could get a loan for the park for around 375k-500k(Maybe totally off just off me doing my numbers and their 8% interest rate and their typical 25% OpExp ratio and if they are all similar in running the projection of a new MH brought in $1500 per month new revenue).

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.

So, of course greed, but also inflation, and labor rates, and all new costs associated with the COGS for any product is passed down to the consumer/borrower.Most of these loans are securitized so the payment streams are actually not theirs but the capital partners of the lenders that buy the packaged notes.

Even as we get efficient and effective buying solo, getting it to our advantage with price reductions and concessions used to be very tough but should get easier with the new (about time) rules of buyers being responsible for getting their own agent paid.
