I don't think the chiro would leave over this as they would have to start from scratch elsewhere and have a client base in this neighborhood center.My concern is I just may not be understanding the nuance between a chiro who certainly also treats the entire body, and a physical therapy practice.

I suspect you made some of the typical newbie errors and have learned from them.The lease has to be honored or get the tenant to agree to a mutual release from the least. 

DIL has to be initiated by the borrower after default, not the lender beforehand.Proper DIL file requires supporting paperwork -- request from borrower, written agreement, title search, assignment/assumption/etc, release, etc.

I am completely new to investing (in that I have never been a part of any deal), but I have been studying off and on for more than a year now and I have been able to soak up what feels like an immense body of knowledge, thanks almost entirely to the wonderful people in this community.

But if you list the house for sale with pictures on a public forum like that I would think it's going to be pretty hard to convince a governing body that you're just assigning a contract and not practicing real estate without a license. 

They agreed to release my partners guarantee with the bank for the properties because adding my wife and her income in place of his was enough to satisfy any concerns they had. 

I supply photos and videos of all work done and only release funds once investor approves.

If it were me, I would tell the tenant they are liable for the rent for the remainder of the contract and work with them to re-lease the unit early.

Federal law requires you to release a tenant from their lease if they are in an unsafe situation.
