I was mainly covering the first issue someone would run into if they attempted to purchase a property in their personal name prior to transferring it into an LLC - namely the Due on Sale Clause.If it were transferred directly into the LLC you may struggle with the issue of the Due on Sale Clause - though as mentioned there are recent laws that are changing how banks approach transfers.

Mathew when I was active buying foreclosures in Portland I used an eviction service they were very good flat rate.. and knew their stuff would never attempt on my own..

You can take a cash advance (highly discourage) at the going advance rate on your CC, typically 19-29% upfront, which makes absolutely no sense to do.If you are in a dire situation, I would attempt any other solution if you are well inclined to pay back the amount such as HELOC (if you have enough equity to access this with your lending institution), a personal loan (5.99-14.99% APR), or borrowing from family or friends for the short term.

That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

If they don't, I do attempt contact on the last day of the notice with a "reminder" that they have until the end of the day to make payment or, unfortunately, they aren't giving me any other choice but to file for an eviction the next day.I don't know what MD is like but, once I file for an eviction, I don't accept rent and I don't have to.
