Upon arrival, I pointed out a leak in the foundation and water damage and concrete falling apart that the home inspector missed.

I like to give people their own time to view the property but I do overlap the showing times by 15 minutes so I usually have the next person arriving as the prior person is leaving.

Be sure to spin the idea they will have additional income from selling this to you on contract and if you default, they can sell it again [careful with this, keep their motivation in mind].From your perspective, before you arrive do your homework:  How much is fair market and how much can you pay?   

So, it will be worth to YOU whatever your cap rate / NOI / ROI / CoC (and whatever other investment criteria) fits in with YOUR goals (then subtract another educated-amount for contingencies to arrive at your own MAO).
