I think that they could be decent investments over the long run but I am beginning to think that by the time you are done looking and analyzing all of the different properties you would be better off just working some overtime or more on your business (non-real estate).

One word of advice is to take action, many folks investigate, review, analyze, etc...for a long time, I would recommend - go look at 50 properties, find a broker/agent that will open the doors for you to view them, analyze each property financially before you go in, knowing the numbers prior, then adjust your numbers.

In fact, we've probably looked at a lot of the same properties if you are using Realtor.com.After spending 10+ hours analyzing condos and apartments, I've found a couple of deals that would cash flow immediately however I haven't seen anything that nets over a 15% ROI.I'm now looking to house hack a triplex or 4 Plex and found higher ROI but they unfortunately located in Riverside which is quite far.

Bigger pockets mentions using the 1 to 2% when analyzing the a rental, but I have found out that technique doesn't really work in the Denver metro area everything is always under 1% Where you you suggest to start looking?
