I'm just getting started in real estate investing, rehabbing and wholesaling, and have a few questions about successful marketing strategies.My plan is to use direct mail (postcards, letters, etc), but I'm curious about other outlets to reach potential sellers.I'm basically just wondering what people have found to really get their name out there, and to get a higher close rate.Which marketing strategies are most successful?

This formula basically means you have 35% of the end selling price to cover your soft costs (Buying, holding selling) and profit margin.

I heard of someone that guaranteed rent .. he basically said he needed 3 months to find a tenant if he doesnt. he will pay the mortgage but the problem with that is if I do that I would be stuck paying the mortgage..

If I convert the funds into equity it would basically be earning 5% which is the current interest rate I'm paying on the commercial loan.

We have Internet and Cable (little bit above basic), so my three kids can watch some stuff (5, 12 & 14).They just jumped my bill from $93 per month to $124 and no added service(s).Besides not having anything, I at least need internet (for Netflix & computer), do you have any other solutions?
