Im from California though I'm possibly will go to the navy and will do my research about out of state investing while my time in the military since I've Seen investors point out there is a lot of potential such as better cash flow and I strongly agree.I feel like I'm getting to a process of learning and earning I know I can be earning more money with a civilian job though taking full advantage of my skill job and other things in the navy i can be better off.

You'll definitely have a competitive advantage being in construction.

If you can get solid returns, take advantage of the low interest rates and move forward with confidence

@Joe VilleneuveI agree that there could be many disadvantages to be a next door landlord and yes most likely if that were the case, it’s probably smart to be anonymous....but there are a few advantages as well.

Also splitting one unit doesn't seem to be that advantageous.

As far as I understand, due to the pandemic they’re letting you actually take the money out instead of taking a loan against it and a lot of people in my office have taken advantage.

Also, with BRRRR, there are tax write offs and advantages of collecting passive income.

I would NOT hesitate taking advantage of these mortgage terms. 

I'm looking to add an appreciation play into my portfolio and I believe my competitive advantage is in Kitchener/Waterloo where I did my undergrad.

@Andrew B. this question gets asked a lot and answered well, but I'll take my own stab :)  There is very little advantage to an LLC as a solo operator when starting out.
