My "concern" (if you could call it that) would be around the economy of Stockton (i.e employers there, what the growth potential is, how will an investor get appreciation in their investment) - but, for a pure cash flow investor, comparing it to the Mid-West with similar concerns; I'd say this is a fabulous region to consider.

The contract stated that the closing would take place on or before October 6th, but I requested that they do it within two weeks so I can come back to the states, start getting the place fixed up (it needs power washing of vinyl siding and some trim repair outside, and repaint and replace grotty bedroom carpets with laminate or hardwood to match the gorgeous cherry floors in the kitchen and living room)then head to West Africa for a couple of weeks, then return to the states, finish getting it ready to rent (furnishing it, mostly with craigs’ list stuff except for beds and linens) and put it on the AirBnB market, then head back out of the country again.All in all, I felt ok about the price-I saved around $2,575 by letting it go back to auction and waiting through several rounds.

The violent crime rate is terrible.If your price point is for properties in the 30k- 80k range outside the west end, you could do better.

In the west, I would not be in CALI, look a UT, WASH, NV for cheaper properties where REI is cheaper, and more creative deals can be done.

The manufacturer was a small Arizona firm whose name I have in my files but not in front of me.The plans have been moved from Taliesin West to Taliesin in Wisconsin, but they are still there.
