Thesale comps are helpful establish the market trends and determine what similar unit-mix properties are trading for per square foot, per unit and by yield.

As a wholesaler in Washington I am concerned about a Seller who may not fully disclose material defects that affect the value of the home. 

I think the house is about 1800 square feet so it was like $13/ft.  

My company purchased a home that is 2,500 square foot this year in 2017 for the bargain price of $170,000, and we are putting in approximately $50,000 in upgrades, as well as making the single family residence (1972 brick rancher) an open concept, transitional home with a modern twist.

I'm located in Gig Harbor Washington.

In other words, about 1/3rd of the depreciation ($63,634.54 /3 = ~$21k) in taxes we don't send to washington or sacramento.  

It's a 1600 square foot home with a decent back yard, and with about 5-7k could be updated into a section 8 property.

Prices are so high right now, but one day I will own our vacation home Washington.

At the end of the day we were left w/ a gutted unit that is being used as a storage area/laundry room. 2 years ago we re-fi'd into a conventional loan to lose the PMI.We recently looked into converting that storage space back into a unit & we have a path forward, but it would require a zoning change.
