I have been listening to podcasts lately on real estate investing.

Throughout my research, Most sources have told me if I am planning on using a FHA loan, I should be able to get a down payment of as low as 3.5 %.

Anyone have any tips to show sponsors I'm for real or know anyone who would be interested in sponsoring a deal?

Usually these fall into 2 groups:   Additional protected classes,  mainly source of income,   and inspection/registration requirements.

You simply assign the contract and that buyer closes with his own source of funds.However, there are situations where either you cannot or don't want to assign:CANNOT:Most every REO, HUD, or Short Sale purchase offer contract will be rejected if And/Or Assigns is named in the Buyer field.DON'T WANT:If you have a particularly high profit spread between the A-B and the B-C, your C Buyer many times will not allow it and demand a smaller assignment fee.

Probably worth mentioning, TurboTax can facility real-time assisting from tax professionals if needed, obviously this will be at extra cost.Hope this helps!
