One that I use is Redfin.com if they are in your area or Trulia.com On Redfin put in the zip code and on the right side click on "More Filters" then Left Lower click on "Sale Records". ( Cosmetic repairs shouldn't affect a good appraisal.

Only real problem is no one could ever track down the lock box code so we had to break in after closing to inspect and secure with new locksets ( new locksets are normal, breaking in not so much ) A light cleaning and a little paint and it should be rent ready on the 15thHang in there and don't get frustrated when they need everything immediately and then take forever to respond.Roll on,,,,,,

The two units that you rent out would be reported as rental property and the one unit that you live in would be reported/treated as your primary residence.In the future, when you sell the triplex, the two units that you rent out could be structured as a 1031 Exchange transaction and the one unit that you live in as your primary residence would fall under Section 121 of the Internal Revenue Code ($250,000 tax-free).
