Looks like the "right" way is to tear everything out and start over but I'm thinking about taking the easy way out, clean it up and coat it with a product I found at the local lumber yard.Went to Lowes first and the guy I spoke with said he had the same problem of pitched roof tied in to flat roof and it was always leaking.

Subject property we are getting ready to fund on in Southern CA I was informed from investor was 1980"s built on a perm foundation with a recorded 433.

Also, some of the small multi-family built in 70s and 80s in Iowa have wood foundations and most properties above a duplex are zoned commercial (much higher taxes) so you have to form a Coop or Condo (S Corp) to convert to residential status to drop the taxes.

Seems like you are off to a great start to learn the industry.As others have mentioned definitely subscribe to the BP Podcast and you will find yourself discussing REI in a much more professional manner very quickly.I also highly recommend BP's Ultimate Beginner's Guide, it helps to form a general foundation in the industry and it is free!

A property I have my eye on right now is in good condition as valued by the county accessors site, however it has a stone wall foundation and was built in 1881.
