Research tall the different types of real estate investing and then choose one that works with your situation and become an expert at it.

I believe the broker should have kept those comments to themselves and presented to offer to the seller and let the seller decide with the broker as an expert advisor.

You need to become an expert in negotiations, marketing, and sales.

I'm no expert or guru, just someone that has read a lot, listened to a lot of podcasts, and talked with some sellers, brokers and lenders in the last 6 months.

Again, the JD is not necessary but probably helps.Both of these options combined with your JD make you appealing as an  expert witness.  

If it more than say a 1/4 inch, it is time to call a foundation expert to take a look.  

I'll leave it to the experts for specific advice, but I will just comment that your checkbook LLC for your IRA is NOT the place where you want to try to be liberal.
