@Jay Hinrichs I agree.....I'm not a big fan of "newbie" wholesalers just jumping in with no experience so where on the same page on that front!

They are fans of solid income. 

I have a couple of TVs, a laptop, and even a fan that have the grounded plug in.Also, surge protectors will not work in a non-grounded outlet.

A resident wrote a letter to the editor of the local paper about an incident at the HOA's pool and they were all over it to fix the issue - I'm about to try that to see where it goes.Side note: I'm not a fan of HOAs, but it's hard to find a decent community up here that isn't run by one.  

I'm not a fan of using "credit score."

It has gotten to point where I see $500k multis in church hill and almost the same price in the fan, but seems people have caught onto this and the inventory in the fan has basically dropped to zero

I'm a big fan of the area, but prices have gotten scary to the point where it's tough to make the numbers work on anything that hits the MLS.

Some people suggest RUBS(ratio utility billing system,) I'm not a fan.

Ethical contractors won't do this, of course, but I'm a fan of Ronnie Reagan: trust, but verify.
