That whole area is going to explode once official build plans are released and especially when construction starts .

If its $100/ft2 or less (remember, this includes the land), its highly unlikely that new construction will work. 

KNOW what you get for different price points as far as quality of construction, cabinets, faucets, flooring, appliances, etc.

Construction is not something anyone wants to deal with or live through, so if the roof is on it's last leg and you know it's going to fail soon, I'd say replace it before you get your first tenants moved in.

The city is vibrant with good job growth, and there is a strong rental market and short-term airbnb does well there, and lots of smaller multi-families with good bones.

I'm not flipping full-time and I think not knowing construction leads me to not know when it's time to start pushing harder. 

I encourage input and direct but constructive criticism of the deals I've been purchasing in this hot, maybe top or near-top of the market-cycle.
