The thing is the real rate was between 9 and 20% a year because of the structure of the loan, whereby the principal would actually increase over time but it wasn't mentioned in their marketing literature.

This loan type has a prepayment penalty unless you buy it down or the property is in a state that has certain rules (sometimes lenders prohibit them in certain states and you're forced to buy it out, which will increase your interest rate).

Since it is more than one year I own the house I was thinking to do cash out financing on 2 rentals...they both are worth around 125k and get 1500 rent.I went to lot of banks and everyone is quoting about 4000 dollar closing costs for each house for cash out financing.
