But these 'Guru's' are very skilled at using the psychology or fear, wealth, lost opportunity, security and love, to break down peoples barriers and get them to sign up for something that is beyond their scope and skill level to complete.  

Their skills and experience are superior to anything that could possibly come after them so obviously 'murica will be circling the drain in the not-to-distant future.

My hold up is that I try to do 80% of the repairs myself and this project was above my skill level by a lot.There are a few more fourplexes i.

Local knowledge can be vital, and vaguely similarly described comps can be very misleading when trying to establish what a particular property is REALLY worth.How much capital expenditure will be soon required in order to keep it habitable?

I am hoping that some of these skills can crossover to this.

I do like to do my own work as I have the tools and skills but I don't feel bad hiring it out more and more as I can afford it either and I have other things to do.

I like wholesaling because it's a fun challenge and it's all about networking which is a skill I have. 

That is an ideal background for the property side, and if you handle customers all day, you may have many of the people skills down, too.
