I would stress that your buying the lot not the home since the buyers will be demoing it and let them know too that the buyers are backing out quick if their offer isn't accepted soon.

It seems like the main sticking point is someone without a license essentially marketing the property, though they stress they're simply marketing the contract, not the property.

My opinion -------- they make more money selling How To information.Having done hundreds of these deals, I can tell you that if you are not fully prepared with all the right forms, disclosures and systems in place........that wholesaling can be a difficult and stressful situation.

I'll either continue working to pad my portfolio, look into a lower stress + slightly lower paying job, work part time or travel the world cheap for a few years and then live off my investment returns.
