What are your thoughts on using a dual CPA-Tax Attorney? 

I am interested in using a realtor to help with my STR search and also would like to learn  more about the specifics of using AirDNA to underwrite potential deals.

I could easily hire a lawyer with the accumulated savings from not using a PM, but was hoping it isn't that complicated and once we learn the system on this first eviction it won't be as much trouble in the future.  

Have a house under contract now using a cares act distribution from my 401k as well.

They insist I must pay using a personal account starting next month.

Using a ideas similar to this can help stack the odds in your favor to be in the right place at the right time. as some examples, I have created a number of rental packages such as fully included (cable, hydro, furnished etc) where I total all the bills based on the high-cost season and add $100 to each bill and total it all into the base rent.

The other element here is that using a LOC for a down payment isn't the most desirable method of securing a down payment.
