The analysis is based on getting just under a 20% discount off list or $120K.The property currently only has 1 tentant and will need about $4000 per unit to paint, update the kitchen and re-tile the bathrooms.

So I am stripping linoleum tile adhesive off of beautiful wood floors (yeah people are stupid) getting my rental property ready to rent and listening to the latest BP podcast on creative financing and got an idea and would like some ideas on structuring this deal.So awhile ago I was looking at a beautiful old house right on a main street across from a park, 3/1 with a 2 car detached originally listed at 109 k.

Asbestos removal isn't that big of a cost... call around and get some quotes so that's all done when they take the furnaces out.. asbestos guys removed our furnace and the asbestos all in one day,, and the furnace guy came out prior and marked where he wanted the pipes cut so install would go smoothly.Personally if the furnaces are working, not leaking, I would leave them and replace as needed. the pipes are wrapped now and shouldn't be a issue.

It could go like internet infrastructures in that the gov't regulates the privately-installed infrastructure very loosely, but has't put in place its own internet infrastructure (analogous to the gov't starting USD-B in my earlier post).
