My experience is that condo associations typically charge so much in monthly HOA fees that any potential investment income gets eaten up by that fee.

The answer to every tax question is "it depends" ha!

Both charge a fee for tenant screening but only if there is a problem would the owners call me to help get it fixed, they also accept the rent payments directly from tenant. 

Are there additional taxes to pay?

I live in southern Ontario in Canada, and here if a tenant doesnt pay the water bill it goes onto the landlords taxes.

Depending on the codes you may have to install tie downs (that might be included in your set up fee from the mover). 

Also, how do you find the rest of the members of the team who aren't financial planners, tax professionals, accountants, lenders, and real estate agents?

They're doing well enough to give up 20%-30% of gross and all of the cleaning fees?
