Leaks had been fixed with duct tape leading to entire beams needing replaced, electrical solutions were sketchy, and the kitchens and baths needed a complete gut job.

Sometimes the solution is to do 10% or 15% down (to count the other 5% or 10% towards checking the "reserves" checkbox), which does indeed exist for jumbo (at least in California).

Once the project is complete we expect to achieve $5750 in gross monthly rent + recapture 100% of our acquisition capital + 30% of our renovation capital.We are presently in pursuit of a good financing solution for this project, this seems like a great opportunity to apply commercial financing as we have six units on our hands (3 separate properties).
