I'm a multi-laundromat and have greatly benefited from the cash flow laundromats can bring and the potential equity gains you can achieve by owning the real estate the laundromat is on.

Then I come in with a very complex multi family deal and their sleeping their way through work style reveals itself. 

Buy you know what, I haven't lost money;)  I like your style.

Maybe on a good deal here and there, but not if you’re trying to achieve scale  

I can tell you that having a leader who has already achieved what you are trying to obtain makes the path much smoother with less mistakes.

@Brian Van Pelt I understand that it makes sense to think of me as a tenant but I am not certain how this helps me achieve the "good deal" numbers since I will not be paying myself to live there I would still paying the lender and I feel like I would still have a negative cash flow.

This is a budget I can fully absorb and it won't affect my life style.5) Like the name of my Brokerage, Work Hard Realty....

I don't know what style of investment he is offering but if you don't get, amortization, appreciation, and depreciation then I don't think I'd put my money there. 

I don't think the 1% rule is easy to achieve in Canada and I wouldn't worry about that.
