This is my first deal that has anything to do with wholesaling so I thought I would throw the situation out to you all to make sure it is a reasonable way to move forward.  

Usually getting higher umbrella insurance is enough for most situations.

So many ways that owner carry is good for the right situation.

-or conventional investment loan at 25% down ( I have just under 100k but with 25% down & rehab work I won't have much money left for other deals unless I use VA financing to move into a primary home (another 4-plex) then I could have 1 official investment property and 1 primary aka another 4-plex for a total of 8units)For the tenant situation, I'm thinking I should put them on a month to month lease for the time being since they are already living here and they can help me pay for the hard money monthly payment which is $1,584.98 while I get the 2 vacant units stabilized. 

What have others done in situations like this, and are there any good national companies that run property management at mobile home parks that others would recommend?

Once again the consultant that I'm working with can't seem to get his email situated so he's sending me text messages in regards to 10 to 30 credit card companies online that will fund me for a credit card little skeptical.

I understand the lack of information lends to general answers, but if you were in this situation, what would you do and why?

I coach on the weekends and afternoons of the week.I'm just confused on how to get started and what to focus on as a first step.If you were in my situation, what would you do? 

As you said, it's not worth enforcing something that might create a potentially dangerous situation for my tenants.Thanks!
