I try to handle the situation to avoid further issues down the road. in your instance i'll put some fans on to dry the area and continue to get a repair man.

I agree with you, he should be on this forum asking questions and providing accurate info about his situation, without knowing all facts we can't give accurate recommendation. 

After that amount of exposure, my following up and discussions with showing agents lead to multiple offer situations on both homes, netting me more on each sale.Ultimately, it comes down to how you run your business, your follow-through, etc.

We had a variety of different situations: vacant and good condition, vacant and trashed, occupied in good condition with good tenants, occupants that were uncooperative and required eviction, the whole gamut. 

If a seller owes more than the house is worth what's a few options to help them out of there situation

It’s a strong topic of discussion but I feel that I have an opportunity to be very picky since I can choose to live in the home if I don’t find the exact situation I desire.

Meet the tenants. if they are paying on time, I would be inclined to keep them on Month-to-Month status until the situation settled down.
