It makes more sense to me to look at the current situation and see if the person has stable income and is making good financial decisions. 

Also, because we don't have credit scores in Europe, banks won't even consider issuing me a loan before I can prove at least two years of stable income in the US. 

She has a stable job now but for less than year.

The value for real estate property tends to be more stable and grows over time.

There seem to be a good number of cash flowing properties in the 175k-200k range.Both of us already own individual primary residencies, we're both engineers with relatively high paying, stable jobs that we plan on keeping for the forseeable future. 

Not so sure about dollar general but they seem to have longer leases. looking to put down more equity and new mortage for a longer lease NNN but lower cap (10-15 years) to have stable income.

You can buy a  stock that pays a stable 3-4% dividend that doesn't require you to do anything.

I can hardly find tenants whose whole household meet all of the followings: good credit scores, stable 3 times income and reasonable reserve.
