I am not overly-handy (I never owned tools until I bought a duplex) - so far I've done basic electric (installing an outlet, adding a junction box, putting in receptacles, removing breakers, fixing a 3 way switch -- all things an electrician wouldn't touch -- or would charge a couple hundred bucks to do, cost me about 7 dollars - literally), replaced an exterior door, removed rotten siding and put up new siding along with replacing the plywood behind it, re-built the rotten framing of a garage wall, installed a ceiling fan, and just about a thousand other things along the way.

The HELOC is a great tool in the BRRRR strategy (Buy, Rehab, Rent, Refi, Repeat).

If you set up a separate bank account for the rental property it makes it much easier to track income & expenses.Another option is Kitt (I'm biased) but it has the important tools from Quickbooks and is much easier to use for real estate investors.Another option would be using an Excel or Airtable expense tracking template while you're starting out.

Many of the investors have w2 or a small business and look at RE as a tool to park their money.

Training tools are a valuable asset to your business.
