In addition to the repairs you intend to do now, how much of that is cosmetic and how much is addressing big ticket items such as roof, windows, HVAC or appliances? 

We would be ticketed if we just left it outside.

You’ll have to spring some $$ to redo the kitchen and bathroom but if cabinets are solid wood can maybe get away with painting them. 

They then did the income approach to come up with another number, they averaged the 2 around rounded up towards the income approach.
