I would not accept anything prepaid unless my property is rented by a public figure and they would have their reputation on the line or bad publicity. they need to pay monthly because I should be able to kick them out if needed.

He won't last long if he can't build a quick positive reputation.

Next, go to the IRS . gov web site and you generate your FEIN for free.  

Many pod casts to  listen to and there are some reputable investment clubs in your area too.

Since you are in the learning stage of investing, when you go to view the house this weekend take an inspector or a reputable contractor with you to access the amount of work that will be needed.

For your web presence to be valuable and placing high it is all about information, information, information...AND in the way the search engines like to see it.

To be honest, if you take the courses from a reputable company then passing the exam shouldn't be too hard.
