Adding value would be changing the features of a house with an addition for instance, or possibly a garage, or just about anything that would be "added on" could also be adding value.  

So gearing up I wanted to Add the newest features for Sustainable Living like Smart meters reading to our list of services.

Having said that, I haven't found anything priced even remotely close with the materials they use.

We bought our Texas and Florida houses remotely, from England, and had property managers handle the tenants and maintenance. 

You can also do it more easily in other areas of the country, since there is a knowledgeable local that is on top of it (which is difficult to do if you purchase it yourself, and intend to manage it yourself).There are about 100 different sites, but I would recommend focusing on the most mature/fully featured ones that match your investment criteria.

Buildium is about the same feature-set as Rentec. 

Not even remotely what I was expecting to see. 

Agentpro does have a feature that allows you to verify how recent the data is, which is useful.
