Hi guys, 2 weeks after have sent my first DM batch of aprox 240 letters I have the partial results. 3 calls, one that already sold and two good ones. Out of the good ones, one under water and I'm working with one seller. @J Scott Thank you for your input. I waited a bit before responding to get a better idea of what my rates are. I may have hit a very bad list after seeing your numbers, here are my results for my first and second campaign to the same list. I was expecting close to 0 bounce rate for the second campaign giving that I am removing the bad apples from the list bit still getting some. I am targeting absentee owners in foreclosure, no equity restrictions. Item 1st Mail Percentage 2nd Email Percentage Total Sent 235 Good Responses 4 1.70% 5 2.36% Bad Responses 1 0.43% 1 0.47% Bounced 36 15.32% 12 5.66% Total Responses 5 2.13% 6 2.83%

It's partly going to depend on the targets of your list. For example, when I send to out-of-state owners with equity, I typically have a bounce rate of less than 5%. But, when I send to 120 day delinquents, I typically have a bounce rate of up to 20%. Not surprising given that landlords are much less likely to move than those in foreclosure.

Hello @Allende Hernandez! Based on your numbers I would say that your bounce rate is not too high. In fact, a bounce rate of up to 10% is not unheard of. Sometimes a bit of research can solve the issue for your next mailing. I would suggest following up. As you probably already know, it takes an average of 3-5 touches for people to respond. You are in a competitive area, which is helpful to you. Keep sending out mailers and keep your name and number in the forefront of their minds. As for list providers, we use Listsource.com primarily. Since we are able to search by specific criteria (such as bedroom count, equity %, last sales date, etc.) we have seen pretty good results. Good luck on your next batch!

I personally use Agentpro247, my understanding though, is that Listsource and Agentpro source their data from the same public records. Agentpro does have a feature that allows you to verify how recent the data is, which is useful. They offer a free trial as well. Worth checking out. I chose it simply because it's a little more user-friendly, and cost effective, depending on the amount of lists you're pulling.
