I’ve had a lot of different clients, especially people house hacking and getting started, that are worried that they only have 1-2 properties after a few years.I have to remind them often that we are in a high priced, high appreciation market and around here 2-3 properties might be enough to retire off one day when paid off.

Approach them as you would anyone else, you never need to bring up the word "foreclosure", that owner already knows what position they are in, you sure don't need to remind them!

To blatantly say that sub-2s carry too many risks to be a viable transaction is irresponsible, but so is the way they are presented by those who profit from spinning the deals, IMO.Lastly, some of this reminds me of telling my grand daughter that the four legged animal she was calling a dog was in fact a cat.

My preferred practice when dealing with amounts owed of less than a month's rent, is first of all to send monthly statements showing their balance, and a reminder that our lease terms specify that any money collected is paid to the oldest amounts first.
