Selling now to avoid some costs is short term thinking in my opinion.

For long term renters on Airbnb I think it comes down to 2 models that make the most sense. 1.

The lis pendens would be the key to me because if the owner isn't offering anything I think they very well would negotiate once a lis pendens is filed against the property. 2.

I think what you'll likely encounter at the local banks is lower interest rates with a shorter term loan vs. with the lenders I've come across on BP that can do commercial, they may have 30 year options but the interest rates will be higher.

Too many landlords do NOT screen S8 applicants, or even require security deposits from them, because they think S8 tenants are problem-free.

I think one area where we take a slightly different approach from others is, understanding what guests are collectively saying about a market from review analysis to hone on creating that stand out experience guests are looking for! 

I'd love to try this tool, we analyze every lot in our market under 25k in Columbus Ohio and this would be very useful. we need frontage, depth, acreage, price per acre, I can send you my current template and maybe you could modify it what do you think? 

I'm looking to exit of the Midwest - I've gotten different feedback on appreciation in Indiana but so far I don't think it will outpace the property tax increases, 17% (on nice suburban home) and 16% (Class C) recently and repairs on Class C.
