Most sellers that aren't in a rush, aren't struggling with payments, totally fine on taxes, etc, are going to call up an agent, ask them how much their home is worth, and work with that agent to sell for top dollar.Motivated sellers on the other hand need to be out of their mortgage or position quick.

But I've noticed that some addresses as well as Listing Agent information aren't accurate, in the titled resources.

I’m not assuming rates will be lower, my assumption was based on my answer to #3 above.I realize we aren’t the only potential buyers out there.

I can get all the architecture done and have a full quantity takeoff of the project ready for them to bid on.Yea I know some people who will sign a permit for a fee.

It cuts down on the spare material you need to keep on hand and you can buy in larger quantities, which saves money.

Burnt out landlords aren’t burnt out from mowing grass replacing windows or fixing leaks they are burnt out from the chaos and drama of tenants .

If you are finding deals outside of your feed you either need to adjust the feed's criteria or you are finding properties that aren't listed by an agent.
