I was wondering if anyone knows of a place to find ""scratch and dent" appliances in the Avondale, AZ area, so we can get quality appliances for a good price.Or, if anyone has any other advice to help us save money on the appliances.Also, for those of you that are familiar with the local market, is it customary to provide a fridge as a Landlord?

@PJ Kolnik You must screen section 8 tenants the same as anyone else and get a deposit.

I found it interesting that when they are giving examples of flips and wholesales that the numbers they show on the screen do not always directly relate to what they are saying.Do not take anyone with you that is swayed by pressure sales. 

But just like any rental the screening process is the most important.

I'm am currently screening tenants on my second rental property. 

The order of quality of loans is (in most cases with some exceptions) VA is better than Conventional - is better than FHA.  

Your rehab needs to be of high quality in order to sell at a good price.

He is also on month to month lease, should I attempt to raise rent or should I stick with the blessing of having a quality tennant?

I too believe it is getting harder and harder to find the people you really need to consistently get the results you need to keep losses down in small-scale fix-and-flip and buy-and-hold operations like ours.Joe, I too have noticed the almost total lack of forum postings on how the non-self-managed are able to get actual quality work done instead of the illusion of it.
