Hello BiggerPockets Team: I listened to your podcast for a couple of years now and I finally managed to purchase my 1st home in 2020 with encouragement from everyone you had on your show.

I want to purchase my primary home there with creative financing options, because like all of us I want to set more favorable terms than the traditional lenders can set.

However, I'm currently based in CA, and we pay a pretty penny of our post-tax money to vacation in Airbnbs over the summer so that's one (personal) benefit to purchasing one, and I would like to be able to visit the property relatively easily (ie. by driving there).

It's going to be incredibly hard to get hard money funding for your first deal to be purchased at the steps.

Friend of mine is trying to purchase a home on Long Island, New York.

Curious about the things i cant see on airDNA, and more about how any regulations and state/county specific costs have affected yall before i dive into a purchase there?! 

Strategy is to continue to using the BRRR method, but I am doing it using my VA benefits which allow me to purchase for zero down no PMI.
