You also will want to keep track of repairs and minor costs which can be expensed rather than added to basis.Unless you're pretty comfortable and knowledgeable about the tax laws, you may want to look into hiring a CPA.

Hi BPers,I'm gearing up for a direct mail campaign and I realized that I was a bit unsure about how a subject to transaction would work in DC, due to the fact that DC charges a pretty hefty transfer and recordation tax of 1.45% on each side of the transaction (2.9% total).

I will start talking with someone on here, over email, phone, etc. and then we may not have a reason to speak again for a bit and I will then, many times, forget that I had wanted to touch base with that person again until way later.I work a lot, so things slip my brain pretty easily.

His only concern is that the turnover is a little bit higher, but that may just be the area and not the type of property.His deal is still profitable because he's doing a lot of the fixes himself and the units are pretty nice.

You’ll need to sign and have the tenant sign an EPA form that states you don’t know if there is lead (unless you test, you don’t know, even if you’re pretty sure based on the age) and provide a pamphlet about lead in your home.
