The police are present during the day but approximately turn into a pumpkin at night as they are no where to be found to stop the bonfires burnouts and midnight parties.

You are simply encouraging them to help themself.The more thoughtful and strategic you are in your presentation with potential investors, the more often you will win!

For example, how to have someone perform repairs to get it ready (without me being present), what to do with the furniture that's in there, etc, etc.

There's about 45 minutes of unorganized meet & greet, followed by about 45 minutes of formal presentation on some topic, followed by more meet & greet.
