Adding all things up, I ROUTINELY get to the conclusion that the listing is really worth about half of the asking price...Now I have to imagine that this is how MF selling/buying always is....So my question is, is it common practice to offer half ish of the asking price? 

In practice though (at least in my area) it doesn't work.

(Technically, I'm becoming a real estate investor by default, as I will be moving into my 2nd property as my primary and turning my current home into an investment property).As luck and timing would have it, I'm simultaneously being thrust into more real estate investing as a piece of land that's been in my family is now under contract and I've been learning about 1031 Exchanges on the fly (we're closing in a few weeks). 

You could lead crews and help his company be able to handle multiple properties simultaneously.

Value add is usually not practical out of state, which is related to item 1.

Portfolio loans can be used for practically any type of property.

As your knowledge increase you will come across terms you recognize and then be able to apply such terms to practical and current situations. 

You bring up a great point about what happens to the leases after moving.Agreed that they are not strict, and I follow them regardless as good practice.

Moving the home also isn't really practical at this price either.

I am particularly interested in sharing know-how's on residential real estate, rental laws, book keeping practice, and property management best practices.
